This September, our team joined the ribbon cutting ceremony for

, a recently completed multi-family apartment building in Rego Park, Queens. This building brings 120 new affordable apartments for New Yorkers across a range of incomes, including 18 units for formerly homeless households.

Replacing a former auto-body shop, the project involved an upzoning to allow for a medium-density residential development and a site remediation through New York State’s Brownfield Cleanup Program.

The project was partially financed under the City’s Extremely Low and Low-Income Affordability Program (ELLA) and marks the first development in NYC to use the MBE Guaranty Facility, helping MBE developers access the capital needed to finance affordable housing projects across New York City.

It was an honor to take part in such an impactful project, and we look forward to sharing more about the building’s design in the weeks to come!

Two weeks ago, SGS joined in celebrating the official opening of the co-ops at

. The opening marks the culmination of an 18-year process that began when the original building on the site was deemed structurally unsound and its residents were forced to relocate. The project was developed by SMJ Development and supported through the NYC Department of Housing Preservation’s Affordable Neighborhood Coop

erative Program and Development’s ANCP program, which allowed former residents to return to the site as cooperative homeowners.

Our design features terracotta-colored brickwork and a grid of tall rectangular windows that form an expressive addition to the existing street wall and draw on traditional masonry patterns and detailing. At the street level, blue glazed brick beneath a copper-colored metal cornice animates the façade and reflects the energy of this busy commercial corridor.

SGS is excited to contribute to this effort led by the building’s tenant leaders and community partners to build high-quality homes in the East Village. We hope to see more projects like this one in the future!

Last month, SGS had the pleasure of welcoming two NYC high school students to our office as part of the AIANY Center for Architecture’s Discover Architecture program. Naomi and Rhianna were excellent additions to our staff for the week, as they joined us on a site visit to an ongoing project in Gowanus and developed drawings and 3D models for a new residential project in Windsor Terrace. We were so pleased to see their excitement in designing spaces that have an enduring positive impact on their users and New York City as a whole. Thanks to AIANY for arranging this opportunity, and to our students for bringing such great energy to our office!
